FINANCING OPTIMIZATION

The optimisation of individual properties is already worthwhile from CHF 2 million and the management of a comprehensive mortgage portfolio with several properties from CHF 10 million financing volume.

INDEPENDENCE

Between 25 and 30 institutions are invited to submit a financing offer in each case. By the end of April, more than 170 of a total of over 250 financing institutions had been requested, enabling the customer to benefit from the best offer in each case. The financing specialist is paid exclusively by the customer and receives no remuneration from the financing institution. The financing institution does not include any kickback in the conditions. The advice is neutral and always aims to offer the customer the best possible solution on the market.

TRANSPARENCY

When managing the financing, a tailor-made report can be made available to the client and the asset manager if required. This contains all information on the financing (conditions, terms, volumes, amortisations, etc.).

PROCEDURE

The asset manager contacts our financing specialist and discusses the desired procedure with him. A personal meeting is possible at the client's premises, at the asset manager's premises or at the financing specialist's premises. Afterwards, the financing specialist takes over the consultation from A-Z and informs the asset manager about the individual steps.

CONDITIONS

The customer pays the financing specialist a one-time fee of 0.5% of the arranged financing volume for optimization and consulting. For the management of a comprehensive mortgage portfolio, a management fee of 0.1%-0.2% p.a. is charged, depending on the effort involved.

COMPENSATION

The asset manager receives 10% of the collected fee and 15% in case of a IGUV membership. This will be paid no later than 60 days after collection. It is at the discretion of the asset manager to reimburse this fee to the client.

AGENT CONTRACT

The financing specialist signs an intermediary agreement with each asset manager individually, which has been drawn up especially for our members. This contract states, among other things, that potential new business areas (not related to financing) must first be discussed with the asset manager and that the asset manager's individual participation is determined on this basis.

ADDED VALUE

With this new service, the asset manager offers its customers great added value and helps them to obtain better conditions.

The financing specialist pays IGUV a membership fee based on turnover. This contribution flows to the asset manager who uses this service in the form of free membership and other benefits.
