COOPERATION WITH IMMOPARTNER

The owner of an investment property usually pays between 4 and 4.5% of the gross rent for property management with the IGUV solution. Very complex and distant properties can cost up to 5.2% and properties with a high gross rent and little effort up to 3%.
Our expert and partner for real estate management has over 20 years of experience in real estate management. IGUV ensures that the cooperation with the real estate partner is long-term and sustainable. This is ensured among other things as follows:
The asset manager participates in the management fee (the figures can be simulated in the calculator below). The asset manager decides himself whether he wants to pass on his share to his client or not. The asset manager is obliged to inform his client about the cost sharing. Together with the client, the asset manager evaluates the cooperation and quality with the real estate partner on an annual basis.
The Real Estate Partner may contact the client of the Asset Manager exclusively in connection with the management of the respective property. The Real Estate Partner may not advertise other services to the client of the Asset Manager or provide advice in other areas.
If, for example, the real estate partner becomes aware that the client wishes to buy or sell a property, the procedure must first be discussed with the asset manager.

Mrs. Wenger's husband recently passed away. Mr. Wenger had taken care of the administration of the property in Uster himself. Mrs. Wenger no longer wants to have anything to do with it.

Mr. Müller, Mrs. Wenger's asset manager, is a member of IGUV. He goes to the IGUV -administration cost calculator:

The gross rent is about CHF 350,000 on 12 flats, the property management costs 4.2% of the gross rent or CHF 14,700 per year. Mr. Müller receives CHF 1,176 per year of this.
Ms Wenger decides on a property management company from Volketswil. Mr Müller accompanies Ms Wenger to the interview with the property manager and supports her.
When it comes to choosing a new tenant in the future, Ms Wenger and Mr Müller look at the documents together.
Mrs Wenger is glad that she does not have to deal with the tenants herself and appreciates Mr Müller's help.
