WHAT IS GOOD SERVICE

The customer in the meeting room gets a glass of water and a Schöggeli with his espresso. That goes without saying, it is simply part of good service. However, interdisciplinary services that are not directly related to asset management are provided in very different ways depending on the asset manager.

Financing issues, succession planning, real estate management, tax returns, wills, living wills or company sales, aren't these services also part of good service?

As a rule, the long-term client first turns to his asset manager with such questions or asks him for advice.

IGUV offers its members the appropriate network and ensures the quality of the cooperation partners. Example 1

REAL ESTATE MANAGEMENT

Mrs. Wenger's husband recently passed away. Mr. Wenger had taken care of the administration of the property in Uster himself. Mrs. Wenger does not want to have anything more to do with it. Mr. Müller, the asset manager of Mrs. Wenger, is IGUV member. He goes to the IGUV-Administrative Cost CalculatorThe gross rent is about CHF 350'000 on 12 apartments, the property management costs 4.2% of the gross rent or CHF 14'700 per year. Mr. Müller receives CHF 1'176 per year of this. Mrs. Wenger decides to use a real estate management company from Volketswil. Mr. Müller accompanies Mrs. Wenger to the interview with the property manager and supports her. When it comes to choosing a new tenant, Mrs. Wenger and Mr. Müller look at the documents together. Mrs. Wenger is very happy that she does not have to deal with the tenants herself and appreciates Mr. Müller's help.


Example 2

FINANCING ADVICE

The Ackermann family owns a single-family house in Brütten. The fixed-rate mortgage of CHF 900,000 is due and should be extended. Mr. Ackermann is not sure which term to choose and asks Mr. Lang, his asset manager, for advice. Mr. Lang states that his client was offered the showcase conditions. Mr. Lang is not familiar enough with the current conditions, but fortunately he is a member of IGUV and thus has an excellent network. Mr. Lang organizes a consultation appointment for Mr. Ackermann via the IGUV financing site. Although Mr. Ackermann's previous bank reduces its offer by 0.3%, the most favorable provider, a pension fund, is another 0.12% cheaper. Mr. Ackermann decides on a fixed mortgage for 10 years for CHF 600,000 and a SARON mortgage for CHF 300,000. An excellent investment this independent financing advice. Mr. Ackermann pays CHF 980 for the advice, but saves CHF 3,780 per year. Mr. Lang receives a one-time commission of CHF 810 for the brokerage. Mr. Lang cannot live from such mortgage brokerage alone, that is clear. But Mr. Lang offers his customer a real added value. While the customer with its house bank always only the solution of the appropriate bank one offers, can Mr. Lang with an independent Swiss financing partner on solutions of various banks, insurance companies and pension funds access and this the optimal solution offer. In 9 out of 10 cases, the client saves several thousand francs. And if it turns out that the house bank already offers unbeatable conditions, the consulting fee is waived. This gives the customer the certainty that he is only paying for advice if it is worthwhile.


Example 3

SUCCESSION PLAN

Mr. Hagmann is divorced and lives together with his girlfriend. When they divorced, the house they shared went to his ex-wife, who now lives there with his son. He was able to keep his company. Because he now wants to marry a second time, he asks Mr. Huber, his asset manager, for advice. What has to be included in the marriage contract, which matrimonial property regime, etc. are the topics that Mr. Hagmann would like to have checked out by a professional. Fortunately, Mr. Huber is a member of IGUV and has access to a professional in this field. Together with the pension specialist, Mr. Hagmann not only creates an individual will, but also a living will and a comprehensive emergency concept for his company. Thanks to these measures, Mr. Hagmann now feels completely secure and has made provisions for the future. Mr. Huber attends the meeting with the pension specialist and charges a reduced fee of CHF 500 for his efforts. When Mrs. Ulrich, Mr. Hagmann's new life partner, also gives her portfolio to Mr. Huber for administration after these discussions, Mr. Huber waives the fee entirely.


Example 4

FUNERAL PLANNING

When Mr. Wenger recently passed away, Mrs. Wenger was overwhelmed with the situation. Mr. Müller, her asset manager could not take care of it himself and called in the pension specialist from IGUV . They took care of designing the funeral cards, compiling the address lists, designing and commissioning the publication of the obituaries, designing the thank you cards to the condolers, organizing music, flowers, photo and individual performances and organizing the evacuation of Wenger's second home. The pension specialist of IGUV is used to such difficult situations, when family members are sometimes hardly able to act due to their grief. Accordingly sensitively one deals with the concerning, in order to organize the most necessary things of the funeral.
